Documents provided by your brokerage or association are usually locked in regards to editing. If you know there are certain locked document templates that you will need to modify regularly, you can always make an unlocked copy of the document to add to your personal template folders. You can also make a copy of the document within a loop. Once you have a PDF version of the locked document then you can use Apply Template.
You can use Apply Template when:
- A text box needs to be adjusted to be made smaller or larger
- Adding additional signature or initial fields
- Deleting unnecessary fields
If you just need to modify the template for a specific transaction then you can start in a loop.

Navigate to the loop that has the document you need to modify.

Click on the overflow icon to the right of the document

From the dropdown menu select Make a Copy.

Select Copy as Flat PDF.

You may use the search bar to find the loop.

Search for and select the loop that you would like to copy the document into. Click Copy.

Click and open the copy of the document.

At the top of the document, click File.

From the dropdown menu select Apply Template.

Use the list of folders in the left column to find the original template folder. Click on the original folder to see the list of documents. Choose the correct file and click the Apply button.
All previous fields apply back into the document and you now have access to all editor options to personalize the document. You can add this new template to loops at any time.

Add, remove, resize fields.

Click the Save button in the top right corner
Remember: If the document is provided by a brokerage or association, it will only be available within those template folders. You must use the MAKE A COPY feature to flatten the document as a PDF first in order to edit it in a personal template folder.
Note: Any future updates to the original template provided by your brokerage or association will not be applied to the new copy. You must make your own copy of any newly updated brokerage or association template.
Apply template within templates
If you would like to create a template to use over and over again, use Apply Template in the templates section.

Navigate to the template that you need to modify.

Click on the overflow icon to the right of the document.

From the dropdown menu select Make a Copy.

Select Copy as Flat PDF.

Select To Templates.

You can only copy into folders that you have created. You can also create a new folder from this modal. Once you have selected the folder click Copy.

Navigate to the folder that you copied the document into. Click and open the copy of the document.

At the top of the document, click File.

From the dropdown menu select Apply Template.

Use the list of folders in the left column to find the original template folder. Click on the original folder to see the list of documents. Choose the correct file and click the Apply button.
All previous fields apply back into the document and you now have access to all editor options to personalize the document. You can add this new template to loops at any time.
