PreApprovedRenter.com is a tenant screening platform that allows you to create a custom rental application and run credit and background checks - criminal and eviction - through transunion.
The PreApprovedRenter and dotloop integration allows you:
- Create a loop from a rental application in PreApprovedRenter
- Merge the data from an application in PreApprovedRenter to a lease, rider or similar document in Dotloop
- Share these documents with all parties - tenants, landlords and management companies - for signature
- Step 1: Connecting Dotloop and PreApprovedRenter
- Step 2: Setting up your templates so leases/documents are auto-filled with tenants information
- Step 3: Creating a loop through PreApprovedRenter
Step 1: Connecting Dotloop and PreApprovedRenter
1. Login to PreApprovedRenter.com. If you don’t have an account you can sign up here.
2. Upon login click the “Add Ons” page in your menu bar. If you do not see this email support@preapprovedrenter.com
3. Move the toggle under Dotloop from “Off” to “On” then click “Continue”
4. Log into your Dotloop account
5. Select “Approve”
6. You will be redirected to the “Add-ons” page and we can now verify that the integration is active when you see the toggle as “On”
NOTE: Before you send information from PreApprovedRenter to Dotloop it’s best to have your document templates or loop templates set up so you can merge information from the rental application to a lease, rider (or similar document) without having to retype it.
Step 2: Setting up your templates so leases/documents are auto-filled with tenants information
- If you have a teams account:
- you can simply upload your documents to docspot and request that dotloop configure your templates to be integrated with our platform. Simply email: amyli@dotloop.com with the following message:
Hi - I would like to have the documents in DocSpot set up so that my leases are auto-populated with PreApprovedRenter’s information. - Once docspot completes this it’s best to create loop templates with the documents you need. You will be able to select loop templates from PreApprovedRenter.

- If you have an agent premium account or want to do it yourself:
- You should upload your documents to dotloop as a template
- You should add fields to your templates
- You should mark your fields with the following labels to ensure the data from PreApprovedRenter maps properly to your document.
- Note if you do not have one of these fields on your PreApprovedRenter application the data will not be transferred to dotloop. Also if your dotloop template does not have one of the fields in step 2.3 you should add it.
Step 3: Creating a loop through PreApprovedRenter
Once you have connected dotloop and have mapped out your loop templates you should be able to merge data from our system straight to a loop or document.
Here’s how:
1. In PreApprovedRenter click on an applicant's name to view their full application
2. On the top right side of the page click “Actions” > “Send to Dotloop”
3. You have two options:
- OPTION 1: Select an existing loop
- OPTION 2: Create a new loop.
Note: If you have a Teams Account and create a new loop you can select the loop template you want to use (see image 2). This is especially helpful if you have properties with different lease requirements.
4. Next select the applicants who data you want to transfer to the loop and their associated roles
5. Review the information you selected and decide if you want to transfer the application and all associated documents to dotloop
6. Upon clicking “Submit” you should receive a link to the loop itself
7. The loop should have all the data associated with the applicants you selected in step-4. To merge this information to your documents simply import the templates you want to use into your loop, select them all and click open.
8. Once you open these documents you should see an auto-fill button that will already be populated with the information from PreApprovedRenter. Simply review this and the document for accuracy.
9. Make sure to save and share the document(s).
